Blue Mountain Cabins Rental Policies & House Rules

Please review the following policies carefully before booking your stay. These policies are designed to protect both guests and property owners. By making a reservation, you acknowledge and agree to all terms outlined below.



General House Rules

  • No smoking or vaping inside the cabin, including tobacco, marijuana, or any other substances.
  • No pets or animals of any kind are permitted. For service animals, see Animal Policy below.
  • No parties, events, or large gatherings without prior written approval.
  • Unauthorized events (including bachelor/bachelorette parties or student or chaperoned groups) are strictly prohibited.
  • Quiet enjoyment of the property must be maintained at all times, respecting neighbors and surrounding properties.

Booking & Payment Policies

  • A reservation is confirmed only after receipt of the required deposit.
  • The remaining balance is due 60 days before arrival.
  • Reservations made within 60 days of arrival require full payment at the time of booking.
  • Failure to pay the balance by the due date may result in cancellation and forfeiture of all payments made.

Accepted Payment Methods

  • Major credit cards (processing fees may apply)
  • Zelle or Venmo
  • Personal check, cashier’s check, or money order (must be received at least 35 days before arrival)

The name on all payments must match the Primary Guest or their spouse.

Guest Requirements

  • The Primary Guest must be at least 25 years of age.
  • A signed Rental Agreement and a valid government-issued photo ID are required.
  • Required documents must be submitted within:
    • 48 hours of booking
    • 24 hours if arrival is within 48 hours
  • The Primary Guest must remain on the property for the entire duration of the stay.

No Third-Party Bookings

Reservations may not be made on behalf of another party. The individual booking must be present and responsible for the stay.


Occupancy & Property Use

  • Maximum occupancy limits must be strictly adhered to at all times.
  • All guests, including children of any age, must be listed on the reservation.
  • Unregistered guests are not permitted without prior approval.
  • Minors must be supervised by a responsible adult at all times.

Pet & Service Animal Policy

No Pets Policy

  • Pets are strictly prohibited.
  • Violation of this policy will result in immediate termination of the stay with no refund.
  • Additional cleaning or damage fees may apply.

Service Animals

  • Only ADA-recognized service animals (dogs) are permitted.
  • Service animals must remain under control at all times.
  • They may not be left unattended inside the cabin.
  • They must be housebroken and non-destructive.

Emotional support animals are not considered service animals under applicable law.


Security Deposit

  • A refundable security deposit is required.
  • The deposit may be held via credit card authorization or other approved method.
  • The deposit will be returned within 14 days after checkout, less any deductions for damages, missing items, or excessive cleaning.

Cancellation Policy

  • Cancellations made 60 or more days before check-in will receive a full refund.
  • Cancellations within 60 days are non-refundable.
  • Cancellation policy may vary by property/season, check the property's page for details. 
  • At the owner’s discretion, rescheduling may be offered depending on availability.
  • No refunds will be issued for rescheduled bookings.
  • Rates for rescheduled dates may vary, and price differences will apply.

Travel insurance is strongly recommended.


Check-In & Check-Out

  • Check-in time: 3:00 PM ET
  • Check-out time: 10:00 AM ET
  • Late check-out may result in additional charges.

Access instructions, directions, and entry codes will be provided after full payment and completion of required documentation.

Security & Monitoring

Exterior security cameras may be installed and in operation for safety, security, and compliance purposes. Cameras are not located inside the cabin. By booking, guests acknowledge and consent to the use of exterior monitoring systems.


Cabin Environment & Wildlife

The property is located in a natural mountain setting. While regularly maintained, guests may encounter insects, wildlife, or varying environmental conditions.

  • Do not leave food, trash, or scented items outside or in vehicles.
  • Use designated trash storage areas and bear-resistant containers.
  • Keep doors and windows closed when not in use.
  • Lock vehicles' doors and windows when not in use.

Maintenance & Repairs

  • All systems and appliances are maintained regularly; however, failures may occur.
  • No refunds will be issued for:
    • Mechanical or appliance malfunctions (including hot tubs)
    • Utility outages (internet, power, water, etc.)
    • Weather conditions or natural events

Guest Responsibilities

  • Guests must inspect the property within 1 hour of arrival.
  • Any issues must be reported immediately via text or email.
  • Failure to report issues promptly may result in guest liability.

Right of Entry

The owner or authorized representative may enter the property for inspection, maintenance, or emergency purposes. Reasonable notice will be provided whenever possible.


Violations & Enforcement

  • Violation of any policy may result in:
    • Immediate termination of stay
    • Removal from the property without refund
    • Forfeiture of all payments and deposits

No Refunds or Discounts

No refunds or discounts will be issued for circumstances including, but not limited to:

  • Weather or road conditions
  • Wildlife or insects
  • Utility outages
  • Local construction or area disruptions
  • Personal preferences or unreported concerns
